The GAA Government Affairs Team is working on your behalf to advocate for meaningful tort reform during the 2024 legislative session that aims to bring relief to rising insurance costs and premises liability claims. This is a critical issue to our industry and we will need your help educating legislators over the next three months as this issue is discussed in chambers.  Learn more about what tort reform means for our industry and how to help us get relief below!

The Problem...
Due to state tort laws that currently support increasingly lucrative premises liability lawsuits, apartment properties are having difficulty securing premises liability insurance coverage. When coverage is available, the premiums are astronomically higher than in other states, with annual cost increases far surpassing other operating expenses and inflation.

The Solution...
We need immediate legislative action to reform Georgia’s state tort laws. For our industry, that translates to supporting changes in law that better define reasonable care and limit damages.

What Happens if Nothing Changes...
• Increased Nuclear Jury Verdicts
• Continued Insurance Premium Price Hikes
• Loss of Liability Coverage Availability—More Insurance providers pull out of Georgia
• Higher Deductibles with Lower Coverage Limits

What you can do TODAY:
• Email Your State Legislators! Follow this link to identify your state representative and senator and send them an email with the concerns listed above and your personal stories of insurance rate hikes or difficulty finding coverage. Let them know we need relief NOW!
